This service establishes who owns what, where the lines actually fall and which interests burden the land. We pull the chain of title from the county recorder, read every recorded easement and covenant, and compare the legal description against plats, survey records and the physical evidence on the ground. Fence lines that disagree with deeds are noted rather than corrected by assumption.
Deliverables include a titled history, a list of encumbrances with plain-language notes, a boundary discrepancy summary and a short list of items requiring a licensed surveyor or attorney. The file is built so a lender, a trustee or opposing counsel can follow every conclusion back to its source document.
